UP Plug & Play Industrial Shed Policy 2026 — Incentive Assistance

Rent a ready-built industrial shed with utilities instead of buying land and building — start production in months, not years. We help you weigh the rent-vs-buy decision and handle documentation.

Announced on 24 March 2026 alongside Nivesh Mitra 3.0, the UP Plug & Play Industrial Shed Policy shifts MSMEs away from the traditional "lease and build" model — where high upfront land and construction costs delay production for years — to a "rent and operate" model.

How it works

This is a DBFOT (Design-Build-Finance-Operate-Transfer) structure: a private concessionaire designs, finances, constructs, operates, and maintains ready-built industrial sheds, while the Industrial Development Authority (IDA) retains land ownership throughout the concession period. As an MSME, you simply rent a shed with integrated utilities — no land purchase, no construction phase.

Who it's for

  • MSMEs that want to start production in months rather than years
  • Businesses where the upfront cost of land and construction is the main barrier to entry
  • Developers, real estate/logistics players, and infrastructure funds looking to build and operate these sheds

What about sectoral incentives?

Being a tenant doesn't disqualify you from other benefits, but heads that presuppose land purchase — like front-end land subsidy and stamp duty exemption — typically won't apply. Capital subsidy on plant & machinery, interest subsidy, EPF reimbursement, and SGST reimbursement remain relevant for tenants; we confirm the exact position for each head with the nodal department before you commit.

How we help

  • Helping you decide between renting a plug & play shed and buying/building on your own land
  • Identifying available sheds and connecting you with the right concessionaire
  • Confirming which sectoral incentives still apply to you as a tenant
  • Handling documentation and follow-up either way

Message us your production timeline and budget, and we'll tell you — free of charge — whether renting or buying makes more sense for you.
