Understanding Uttar Pradesh's Industrial Land Bank

One of the first questions we get from anyone planning a new unit in UP is simple: where is there actually land available? The answer is that Uttar Pradesh maintains a large industrial land bank specifically to support rapid industrialization, spread across industrial areas, dedicated parks, and Special Economic Zones throughout the state. The state government has been actively promoting this land bank to attract investment, but it’s spread across multiple systems rather than sitting in one single place — so it helps to understand how it’s organized before you go looking.

Two ways to look for land

Broadly, there are two routes to explore what’s available. The first is the Government of India’s Industrial Information System, a national platform that aggregates industrial land data across states, including UP. This is a good starting point if you’re comparing UP against other states or want a bird’s-eye view of what’s on offer.

The second route is more granular: each Industrial Development Authority in UP — UPSIDA, NOIDA, Greater NOIDA, and YEIDA among them — maintains its own Geographic Information System, or GIS-based portal, showing the specific plots it controls. If you already know roughly where you want to be, going directly to the relevant authority’s portal usually gives you a more accurate, up-to-date picture than a national aggregator.

Why it’s organized this way

UP is a large state, and industrial development authority is distributed across multiple bodies, each responsible for land in a defined geography — UPSIDA across most of the state, with NOIDA, Greater NOIDA, and YEIDA covering specific parts of the NCR corridor. Each of these authorities manages its own land records, pricing, and allotment process, which is why there isn’t a single unified application system across all of them.

What this means if you’re evaluating land

If you’re comparing multiple locations, expect to check more than one portal, and expect land availability, pricing, and plot sizes to vary meaningfully between authorities and even between industrial areas managed by the same authority. It’s also worth remembering that online land bank listings can lag behind real-time availability, so a plot showing as available isn’t a guarantee until you’ve engaged with the authority directly.
